Saint-Denis: what the neighbourhood is like
Saint-Denis is the best-equipped town in the network, by some distance. The basilica and its market — one of the largest in Île-de-France — anchor the historic centre; the Stade de France and La Plaine Saint-Denis, home to media and business headquarters, occupy the south.
Above all, Université Paris 8 is right there, and Campus Condorcet in Aubervilliers is a quarter of an hour away. Metro line 13 from Basilique de Saint-Denis reaches the north of Paris in about twelve minutes; RER B and D, tramway T1 and T8 fill out the rest. This is the one town in the network where you barely need to leave to find what you need: cinemas, a library, sports facilities, shops and restaurants are all on site.
In exchange, it's also the highest rent of the nine. The €760 buys a location: twelve minutes from Paris, two major universities within easy reach.

Frequently asked questions
Why is So Campus the most expensive of the nine?
Because it's the closest to Paris. Metro line 13 reaches the north of Paris in about twelve minutes, no change. The premium over Campus Lola in Bobigny is roughly €84/month, which buys back around ten minutes per trip, twice a day.
Which campuses are within easy reach?
Université Paris 8 is about five minutes away, Campus Condorcet in Aubervilliers about fifteen, and the CNAM is directly reachable via metro line 13. For a Paris 8 student, no residence inside central Paris would beat this on commute time.
What's the real cost after housing benefit?
Roughly €250-280/month in APL for a student with no income, bringing the monthly cost to about €480-510. This is an estimate; only the CAF confirms actual entitlement.
What exactly is a T1-bis unit?
It's a studio where the sleeping area is set apart from the living space, by a partition or an alcove, without being a fully enclosed second room like a T2. It adds privacy and storage over a standard studio. So Campus is the only residence in the network to offer this layout.
How long to reach central Paris for an evening out?
About twelve minutes to Porte de Saint-Ouen and around twenty to Saint-Lazare on line 13, with no change. That said, line 13 is one of the busiest on the Paris network, so expect crowding at peak times.
What's included in the rent?
Water, electricity, heating, fibre, upkeep of shared areas and waste collection tax. Renter's insurance (about €6/month, mandatory) and a one-month deposit excluding charges are separate.
